<p>Autumn has arrived and with it the weather begins to turn. As in previous years we can expect some pretty atrocious storms at various points over the winter but there a few precautions we can take in order to limit the amount of damage should they head our way<br />&lt;BR&gt;&lt;BR&gt;<br />Because storms can inflict a fair degree of damage to residential properties the majority of home insurance policies include storm or flood as an insurable risk; subject to location and vulnerability of the property being insured, of course. So, if the worst happens and you have buildings and contents insurance at least you will have peace of mind that the majority of your property and possessions will be covered. However, do check your policy for any exclusions such as fences or other items in your garden or exterior of the property.<br />&lt;BR&gt;&lt;BR&gt;<br />But, being uninsured when catastrophe strikes causes not only cause a fair degree of emotional distress but can lead to severe economic hardship. Flood damage can wipe out the entire contents of a property&#xE2;&#x80;&#x99;s ground floor, or may even cause damage even higher up the property depending upon the severity of the flood. <p>An opening trim weather strip includes a trim portion, a seal portion, and a cover lip integrally formed to the trim portion and extended to a vehicle interior side thereof. The cover lip is formed with a cover lip main body by a sponge member and formed with a cover lip skin layer formed by a solid member at a surface of the cover lip main body. A modulus of the cover lip skin layer is made to be equal to or smaller than a modulus of the cover lip main body.</p>
<p>The present invention relates to an opening trim weather strip attached to a vehicle body opening peripheral part of a vehicle body of an automobile for sealing a gap between the vehicle body opening peripheral part and an automobile door,particularly relates to an opening trim weather strip which is provided with a cover lip and in which at least a main body of the cover lip is formed by a sponge member.</p>
<p>An opening trim weather strip 110 attached to a vehicle body opening peripheral part of a vehicle body of an automobile is molded by extrusion and is constituted by a trim portion 120, a cover lip 130 and a hollow seal portion 140 as shown byFIG. 5.</p>
<p>The trim portion 120 holds the opening trim weather strip 110 over an entire periphery of a vehicle body opening by clamping a flange portion formed at a vehicle body opening peripheral part 6. The trim portion 120 is formed by a solid member ora slightly foamed member, inside thereof is embedded with an insert member 126, an inner face thereof is formed with a vehicle exterior side hold lip 124 and a vehicle interior side hold lip 125 for holding the flange portion to thereby hold the flangeportion of the vehicle body.</p>
<p>The hollow seal portion 140 is formed integrally with a vehicle exterior side of the trim portion 120 for sealing a gap between a door 2 and the vehicle body opening peripheral part 6 by being brought into contact with an outer periphery of thedoor 2 when the door 2 is closed. The hollow seal portion 140 is formed with a sponge member to be flexibly brought into contact with the door 2 in accordance with a shape thereof to firmly seal.</p>
<p>The cover lip 130 is extended in a vehicle interior direction from a portion on a vehicle interior side of the trim portion 120, brought into contact with a garnish or the like provided at inside of a vehicle to thereby cover a gap between theopening trim weather strip 110 and the garnish or the vehicle body. The cover lip 130 is formed by a solid member, or a slightly foamed member similar to the trim portion 120, further, a surface of the cover lip 130 is provided with a skin layer 133made of a thermoplastic elastomer of a solid member for garnishment (refer to, for example, JP-A-8-174620, JP-A-2001-130264 and JP-A-2001-246991).</p>
<p>In recent years, light-weight formation of an automobile has been requested for protecting a global environment and it is also requested to light-weight the opening trim weather strip 110 for the light-weight formation of an automobile. Aspecific weight of the solid member for forming the trim portion 120 and the cover lip 130 is about 1.2, a specific weight of the slightly foamed member is about 0.95 through 1.05, and therefore, it is requested to constitute the specific weight by about0.5 through 0.8 by the sponge member by further foaming.</p>
<p>However, the opening trim weather strip 110 is attached to an entire periphery of the vehicle body opening peripheral part 6 of an automobile to be along therewith, and therefore, the opening trim weather strip 110 is bent to be attached theretoat a corner portion. At that occasion, in a case of forming the main body of the cover lip 130 by the sponge member for the light-weight formation as described above, when the skin layer 133 is formed by the solid member in correspondence with the trimportion of the solid member, the slightly foamed member of the background art, there is a concern that the skin layer 133 cannot follow elongation of the main body of the cover lip 130, wrinkles are produced at the surface of the bent cover lip 130 andan appearance thereof is deteriorated.</p>
<p>Therefore, it is desired to provide an opening trim weather strip in which wrinkles are not produced at a surface of a cover lip even when a light-weight opening trim weather strip is attached by being bent at a corner portion and which isexcellent in appearance and can easily and inexpensively be fabricated.</p>

<p>I am going to start out by sharing with you information that has given me a change in my mind set.</p>
<p>A change in life management strategy was necessary for my life management proses to take effect that leaded to a compounded effect through little changes that I have made on a daily basis.</p>
<p>I have learned this philosophy from a renowned Speaker by the Name of Jim Rohn. He said: &#8220;The wind blows the same on all of us, it is the set of the sail that is important.&#8221;</p>
<p>The wind refers to the economy, government, taxes, politics, your job, unemployment, relationships, certain personal matters etc. To summarize, all your life experiences and things that effect your life is resembled by the wind that blows on all of us.</p>
<p>Everybody is effected by such issues as laid out in these few examples. It does not matter what these issues may be in your personal situation that you are currently in.</p>
<p>You need to change your management strategy of your life. Manage your life better. This is a management proses that takes time to develop.</p>
<p>What matters is what you are going to do about it.</p>
<p>This is the set of the sail. If you set your sail and catch the wind the right way, this will change your life for the better but if you do not do something about it, your situation will never change for the better. Your life situation might get worse.</p>
<p>You may ask how we set our sail?</p>
<p>Imagine that your boat or cruise ship is in the middle of the ocean drifting going where the wind takes you without you knowing where you are going.</p>
<p>You need to decide that you want to do something and commit to doing it. With out the doing, nothing happens.</p>
<p>Do not concern yourself at first with what you will do, focus on the decision to do something. The next important step is vital.</p>
<p>Why do you want to do it?</p>
<p>It must not be for, or on behalf of somebody else, it must be 100% why YOU want to do it and this is critical because you are not going to keep on doing something for someone else but you will keep on doing something for yourself if it is something that you really want to do or accomplish.</p>
<p>Remember that changes in your life and decisions that you have made has brought you to this very point in time where you find yourself in today.</p>
<p>Change is necessary to take you to where you want to be in the future.</p>
<p>If change does not happen with a plan of action, your boat or cruise ship on the ocean will just be driffting and may land up in stormy weather or on the rocks.</p>
<p>After the Why, you need to decide &#8220;when&#8221; you are going to make the change in your life management strategy and then to start, so that your life management proses can get in motion to build momentum.</p>
<p>A life management proses start out slow but gain momentum as time go by, just as a plain start moving slowly and gain momentum before take off. Once in the air there is no stopping.</p>
<p>I have learned that one should not use the word &#8220;goal&#8221; when deciding to start your life management proses but rather to promise yourself that you are going to accomplish what you set out to accomplish.</p>
<p>Establish a certain time that you decided to accomplish it. Write all of this on paper so that you can review it 20 min a day.</p>
<p>Many people would say that they do not have 20 min a day to review there plan of action. I do not believe that because if you are serious about setting your sail and your reason for doing something is strong enough, you will make the time to do it.</p>
<p>I mean, think about it, the things that you do in the day are things that you have decided to be important enough to do. That is why you are doing them.</p>
<p>So, decide that it is important to change your life to the life that you want it to be and take action. It is important to note that your change need not be great and all at once.</p>
<p>Little changes on a daily basis will have a compounded effect. To give you a great example: &#8221; When you need to travel to see a family member in the next state, you need to travel quite a great distance and if traveling at night by car, visibility is limited.</p>
<p>You basically can just see as far as the headlights can shine. So you can only see clearly the distance from the front of your car to where the light shine, yet you keep driving until you reach your destination.&#8221;</p>
<p>Lots of little changes on a daily basis has a compounded effect. The most important aspect is to start.</p>
<p>People take time to plan a vacation, why do they not take time to plan their life?</p>
<p>Studies has shown that if you use the word &#8220;goal&#8221; your success rate of achieving that goal is 70%.</p>
<p>Your psychological mind knows about all the other goals that you have set in life and a large majority of them has not been accomplished.</p>
<p>On the other hand, promising yourself has a 90% change of being achieved because a person never want to break a promise.</p>
<p>The &#8220;what&#8221; you will be doing will reveal itself.</p>
<p>A key to unlock your potential is the right kind of stimulation that will change your mind set from being negative to positive.</p>
<p>A positive mind set has no limitations and is focused.</p>
<p>This is what you need to focus on obtaining to become a success. Your first step is the steps above which is a life management proses of adjusting your sail and deciding which direction you are going to take.</p>
<p>The wind filling your sail is acquiring the right stimulation for your mindset to change and you can start by taking advantage of a free book that I am providing access too from the link that I have provided.</p>

<p>Oftentimes, we take for granted things that we use every day. A Garage opener is simply a motorized device to conveniently close or open your garage. Most switches controlling this device are installed on the garage wall. There can be also remote controls that owners carry in their car. This is a simple but ingenious invention. Moreover, the future looks very promising for the to door industry in this modern world. From the oldest garage door made of wood to steel door to doors made of synthetic materials, and the evolution goes on. Today, garage doors are not left exposed or open all the time because of security-related issues. But have you ever wondered how does a garage door opener work? What goes behind flipping a switch and clicking the remote?</p>
<p>This is somewhat technical. The various parts included in your<strong> door opener</strong> include springs, tracks, brackets and the drive mechanism. These parts must work together to allow your garage door to close or open smoothly over and over again. To begin the process, the switch or flipper must be flipped. A signal to close or open the door is then sent to the drive mechanism. Next, the springs will swing into action. The springs will tighten up to open the door and loosen to close. The springs are considered as the most important part. They must be powerful and under very high tension since that gives the strength to lift the door&#8217;s weight. Upon looking at your garage door, you will observe a set of springs on each side.</p>
<p>What they call extension springs are those mounted on either side of your door. The mechanisms of these springs are not strong enough as compared to another type of spring called, the tension spring. The tension spring can be dangerous though if tampered with. It winds up into a loop or coil. As its name indicates, the tension spring holds a tremendous amount of tension.</p>
<p>The other significant parts include the bottom brackets, cable drums, horizontal and vertical tracks. The smooth operation of garage door depends on this hard ware. All these parts are designed to work together. Keep it well-maintained as well. You can oil the bearings and it is recommended to spray WD-40 on the springs regularly.</p>
<p>The last part is the drive mechanism. There are three types of an actual motor drive such as the belt drive, chain drive and screw drive. Most people go with the belt drive. It is the most expensive amongst the three types, but it is durable and has a smooth and quiet operation. But make sure your rollers are properly lubricated because belt drive has a tendency to slip. In the contrary, the most affordable is the chain drive system. The screw drive mechanism is not that popular and is used the least because it is slow-moving and gets very noisy over time.</p>
<p>What type of garage opener can reciprocate the value for your money? You can choose whatever type of door opener to purchase: the much quieter belt drive, cheap but durable chain drive, or the slow-moving screw drive. On top of everything, if you have an automatic door, then you will surely love both the convenience of a good garage door opener and of not having to get out of your car during that horrible, stormy weather just to open the door.</p>

<p>How do you survive in a bad economy? Become the entrepreneur you were born to be! I realize that not everyone will become the entrepreneur they were born to be, but I truly believe the key to surviving in this economy is to utilize your gifts and talents, to obtain revenue streams in your own business. Multiple cash flow streams are critical in a bad economy. Allow me to share some of my experiences. Before I became an entrepreneur, I utilized my college degree in computer science to obtain several great career opportunities with major corporations, like US Air, Marriott, MCI, UNISYS (Sperry /Univac), EDS Electronic Data Systems, Perot Systems, Standard Federal Bank, Freddie Mac, Rail Inc. etc.&#xA0; I made a good six figure income in computers. I worked with computers for more than 20 years, designing and developing software, utilizing PCs and Mainframes.</p>
<p>&#xA0;I was laid off 3 times, mostly based on yearly budgets. That led me to do some research. I found that most companies do a budget every year from October through January meaning that one year you or I just might not be in the budget. Also, I found that after working a job for forty (40) years, only about 4 out of every 100 people can retire without depending on family, friends or the government. Meaning, that most people retire broke or below their means after forty (40) years of service. So they retire, only to go back to doing something part- time, which turns into another fulltime job until age 75. What kind of life is that?</p>
<p>&#xA0;I realized after doing my research that working a job would just pay the bills and was not the answer to financial freedom. Also, that I had no control over budget cuts. Along, with a path that was most traveled, but not successful by the age of 65. At that point, it was time to take control of my destiny. So, I walked out on a six-figure income, never to look back again.</p>
<p>Yes, I left Corporate America to pursue what the Lord had called and purposed me to do. I stepped out on faith and the rest is history. I always had a burning desire to run my own company. At this point I&#8217;m not trying to impress you, but to inspire you. Once again, not to impress you but to impress upon you, that you can&#xA0;do it too, or a lot more. Most of you are already there and much further.&#xA0;</p>
<p>&#xA0;When I became an entrepreneur I made a six-figure income 2 times, first with computer contracts, and second by opening a learning institute. My third entrepreneurial venture was investing and teaching real estate, where I created a seven (7) figure net worth. Ladies and gentlemen, I should have cashed out before the big bomb. But I wanted to live my life&#xA0; like it was golden, so I continued to invest and reinvest to take that seven (7) figure to eight (8) figures. Not trying to be greedy, but to obtain financial resources to send my kids to college, create financial freedom, and to be able to bless people who are in need.</p>
<p>I don&#8217;t think Oprah Winfrey or Donald Trump would have cashed out either!</p>
<p><strong>&#xA0;</strong>I invested in all kinds of real estate, single- family homes, condos, water front property, golf course community properties, etc.&#xA0;&#xA0;</p>
<p>I lived in almost a 7,000 square-foot gated home with a total of five cars in the garage and drive way, within a golf course country club community. With the real estate bomb it felt like I lost almost everything overnight! But, I never stop moving and shaking although my cash flow, began to get low and slow.&#xA0;</p>
<p>I continued to motivate and educate. Just with a much smaller budget. My faith in Jesus Christ pulled me through that test, along with my good friend Willie Jolley&#8217;s, book; a setback is a setup for a comeback and my good friend Les Brown&#8217;s book; it&#8217;s not over until I win.</p>
<p>&#xA0;I always knew if you held the recipe and had the right ingredients you could get it all back and a lot more. Most of the time, double for your trouble.&#xA0; You learn so much from your first experience that the next time around you&#8217;re so much more: wiser, skillful, and knowledgeable.&#xA0;&#xA0;&#xA0;</p>
<p>&#xA0;In life, you must be able to take a punch! Even if you get knock down, you must be able to get back up off the canvas of life and continue to throw punches. Sooner or later you&#8217;re going to hit your target and WIN!&#xA0;&#xA0;</p>

<p>We are usually much familiarized with our cars. First thing we do every morning after going out is getting in the car, drop the kids to schools and drive to the office of anywhere else. <p>Car tires in good condition are not an excuse for driving fast in heavy rain. In stormy weather, it gets more difficult to see other vehicles, road signs and even the road itself. It is vital to make sure during rains that one can see and be seen because one has to be more alert when driving in wet or slippery conditions.</p>
<p>This article provides some information about driving in heavy rain and what to do in case a storm is encountered. Here are some points that can be remembered when driving during unfriendly and rainy conditions;</p>
<p>Stay Calm<br />There are tricks about not getting messed up when falling into a traffic jam. We will also talk about another challenge that is faced while driving. That is the challenge of heavy rains and driving safely in an unfriendly environment conditions. It mostly happens during the spring and the autumn season that it is raining heavily and still one has to make it to the office. The important question is that what we must be conscious about in such conditions. </p>

<p>Don&#8217;t be afraid to prune your fruit trees. Unpruned trees become too bushy, lose their vigor, and produce smaller fruit. You can&#8217;t kill fruit trees by pruning incorrectly and you can correct any pruning mistakes as the tree grows. </p>
<p>Once you learn a few simple rules about which branches will bear fruit and how to shape the tree, you are ready to perform the yearly pruning that your fruit trees need. In general, you should do most pruning during the dormant season, but light pruning can be done in the summer to restrain excessive growth.&#xA0;<strong></p>
<p>PRUNING YOUNG TREES </strong>The first pruning provides an opportunity to start determining the eventual shape of the tree. The buds will sprout in the spring and grow in the general direction they were pointing. The buds nearest the end of each stem will grow more vigorously than those below it. Cut back to buds that are facing the direction you want the branch to grow. A branch coming off the trunk at nearly a right angle is much stronger than a branch growing at a more upright angle. If a tree does not form good branches (cherries, in particular, do no), you can tie weights or splints onto young branches to force them in a better direction. Retain some of the low branches for the first few years. Although these will not figure in the shape planned for the mature tree, the extra leafy growth will help develop trunk strength.&#xA0;<strong></p>
<p>THREE TRAINING STYLES&#xA0;</p>
<p>Vase pruning </strong>shapes a tree to a short trunk and three or four main limbs, each with several lateral branches. This style creates an open center that allows light and air to reach all branches and promotes fruiting on the interior and lower branches. Vase pruning also helps keep tree height low for easy care and harvesting. This shape is particularly recommended for apricots, peaches, nectarines, and plums. Apples and pears are often pruned to a vase shape. This style is also appropriate for any trees in containers.&#xA0;<strong></p>
<p>Modified central leader </strong>pruning shapes a tree to one tall trunk with several major limbs branching off at different levels. This results in a strong form that will support heavy crops and survive stormy weather. The center of the tree is shaded, though, and will not produce much fruit. The taller tree is also more difficult to prune and harvest. Pecan, walnut, and other large trees are usually pruned to a modified central leader. Dwarf trees can also be trained in this style because their small volume does not inhibit interior fruiting.&#xA0;<strong></p>
<p>Delayed open center </strong>pruning attempts to combine the virtues of both vase and central leader pruning by providing the strength of a central leader and the sunny center of a vase shape. Semidwarf apples, other medium-size trees, and fruit trees planted in lawn areas can be shaped in the delayed open center style.Training to a vase shape.&#xA0;The scaffold branches are selected the first winter, when the tree is 1 year old, and developed over the next 2 years. <strong></p>
<p>DEVELOPING VASE SHAPE</p>
<p></strong>Follow this sequence for vase pruning:&#xA0;</p>
<p>1. At planting, cut off the central stem 2 to 3 feet above the ground. Prune any side branches back to two buds.</p>
<p>2. During the first dormant season (a year after you plant the tree) remove the leader and direct growth to three or four strong scaffolds. Choose branches that radiate evenly around the trunk. Maintain about 6 vertical inches between the branches, and keep the lowest scaffold at least 18 inches off the ground. Leave some small branches on the lower trunk to encourage trunk strength. Prune back scaffolds to one-third of their length.&#xA0;</p>
<p>3. During the second dormant season, prune off aggressive new shoots but leave twiggy growth, which will be the fruit-bearing wood in most trees. Choose and encourage additional scaffolds if needed.&#xA0;</p>
<p>4. During the third dormant season, prune to remove any broken limbs or crossing branches, but don&#8217;t do any more major pruning until the tree has produced a good-sized crop.&#xA0;<strong></p>
<p>PRUNING MATURE TREES </strong>Once the basic shape of a tree has been developed, making pruning decisions according to which branches bear fruit. Most trees produce fruit on short branches, or&#xA0;spurs, which will bear fruit for several years. Prunce each year to remove excess growth and crossing branches; cut out a portion of the older fruiting wood each year. Here are some suggestions for pruning specific trees:&#xA0;<strong></p>
<p>Apple. </strong>Train standard-size trees to a vase shape and dwarf trees to a central leader. Fruit is produced on short spurs that last 5 to 10 years, and sometimes as long as 20 years. Prune lightly to remove one-tenth of the older wood each year.&#xA0;<strong></p>
<p>Apricot. </strong>Prune to a vase shape. Fruit is produced on the previous year&#8217;s stems and on spurs that last 3 to 4 years. Prune out one-fourth of the older growth and cut one-half of the previous year&#8217;s stems.&#xA0;<strong></p>
<p>Cherry. </strong>Train cherries to the central leader system. Fruit is produced in clusters on small spurs that last for 10 to 12 years. Sweet cherries need to be topped to keep the tree at a manageable size. Remove only weak and crossing branches in yearly pruning. Sour cherries are smaller, bushier plants and shoulder be pruned to increase branch length.&#xA0;<strong></p>
<p>Citrus. </strong>Mature citrus should not be pruned except to remove broken or twisted branches. They produce a great many shoots at pruning cuts, which results in a broom effect. Citrus may be bush or tree in form, depending on the variety. Fruit is borne on 1- or 2-year-old wood.&#xA0;<strong></p>
<p>Peach and nectarine. </strong>Train to a vase shape. Fruit is produced on the previous year&#8217;s long stems and on short-lived spurs. Prune back each of last year&#8217;s stems to onehalf its length. Annual pruning is more critical for peaches and nectarines than for any other fruit tree type.&#xA0;<strong></p>
<p>Pear. </strong>Train to a modified central leader with five or six scaffold branches. Fruit is produced on small, long-lived spurs. Prune lightly when of fruiting age.&#xA0;<strong></p>
<p>Plum. </strong>Plums are divided into two groups: Japanese (table plums such as Santa Rosa and Satsuma) and European (prunes). They are distinguished by the length of their fruiting spurs. Japanese spurs are 3 inches long. European spurs are up to 3 feet long. Both types bear fruit for 6 to 8 years. Some fruit is also produced on the previous year&#8217;s growth. Remove one-third of the new wood each year by thinning and shortening. When a branch has produced fruit for 8 years, select a new lateral and remove the old branch.</p>
<p><strong>Thinning fruit </strong>Developing fruits should be thinned out on many types of trees. Cherries, citrus, figs, pears, and prunes are the exceptions and do not need thinning. Thinning results in fewer but larger fruits, but it should be done before the fruits are half-grown. Thin apricots so that the fruits are 2 to 3 inches apart; plums, 3 to 4 inches; nectarines, 4 to 5 inches; peaches, 5 to 6 inches; and apples, 8 inches apart, or one fruit per spur.</p>
